Keystone Awards: Property Awards

Rules and Regulations

• All property entries must pay for the award program and complete the required application for each award choice. All shops will start on May 12th through July 31st.
• It is important when completing the application that you choose they type of property you represent.
• In 2025, when registering for the Leasing Excellence Award or Trilogy Award Package there will be an option to choose a phone shop+on-site shop or web inquiry-on-site shop. 
• If you enter for the Maintenance Excellence Award, the shopper will attempt to schedule an appointment twice. If the appointment cannot be met, the property forfeits the Maintenance Excellence Award Program.
• If you have one Maintenance Shop for multiple properties, you will only be able to register one Maintenance Excellence Shop and designate the property that is being nominated.
• If you are registering for the Trilogy Award Package the scheduled (revealed) shop will address the Maintenance and Exterior Excellence Shop at the same appointment.
• If you register for the Maintenance and Exterior Shop but not the Leasing Shop,  the scheduled (revealed) shop will address the Maintenance and Exterior Excellence Shop at the same appointment.
• When the property has registered for the award program, and at the time of the shop there is no vacancy, model or make-ready to show, an alternate option should be provided for the prosect in terms of virtual tour, photos, common area tour, grounds, and amenities tour.
• All Shops will begin May 12th through July 31st. 
• Property Awards are awarded in each region, Pittsburgh (West), Harrisburg (Central), State College (State College), and Philadelphia (East).
